What a Stay Looks Like

Where You Can List

Listing opens state by state
Sublet and rental rules differ by state, so Roomeru opens each state once its rules are built in: the minimum stay, the cancellation model, and any Roomeru fee. If your state is not open yet, the listing wizard tells you before you start.
Everywhere, the room must be off-campus housing you hold under a lease that permits the sublet. University-owned housing cannot be listed.

- Monthly rent — guests pay it pro-rated by night

What it costs you
- Card processing — Stripe's fee on each rent charge comes out of that charge before it settles to you
- Roomeru's fee — set per state and shown at publish and on every quote; at launch there is no fee on rent
- Nothing else — no cleaning fee, no deposit, no guest fee at launch

- Each charge settles to your own Stripe account. You are the merchant of record; Roomeru never holds your rent.
- The first period is released 48 hours after check-in, once the guest has arrived and not reported a problem. Later periods are released as they are collected.
- A release starts a Stripe payout to your bank; Stripe's own timing applies from there. Nothing is advanced before a guest's charge has succeeded.
- Your earnings page lists every period, its charge date, and when it was released.

Your Stripe account and taxes
You connect a Stripe account with a bank account before you can publish. Because rent is paid to you, Stripe (not Roomeru) may issue you a Form 1099-K where the IRS threshold is met. You are responsible for your own taxes.

Mitigation Duty
If a guest ends their stay early, make reasonable efforts to re-let the room at a comparable rent. The guest's rent obligation ends when the new occupant starts.
