| First charge | 14 days before check-in |
| First payout | 48 hours after check-in |
| Later periods | Charged on the day each begins; paid out as collected |
| Cancellation | The model for your state (Standard or Actual loss), shown on your listing |
| Early departure | Rent owed through 30 days of notice, unless you re-let sooner |
Listing opens state by state
Sublet and rental rules differ by state, so Roomeru opens each state once its rules are built in: the minimum stay, the cancellation model, and any Roomeru fee. If your state is not open yet, the listing wizard tells you before you start.
Everywhere, the room must be off-campus housing you hold under a lease that permits the sublet. University-owned housing cannot be listed.
Your Stripe account and taxes
You connect a Stripe account with a bank account before you can publish. Because rent is paid to you, Stripe (not Roomeru) may issue you a Form 1099-K where the IRS threshold is met. You are responsible for your own taxes.
Mitigation Duty
If a guest ends their stay early, make reasonable efforts to re-let the room at a comparable rent. The guest's rent obligation ends when the new occupant starts.
