Creating Your Listing

Our listing process walks you through everything:

  1. Property type: Entire place, private room, or shared room
  2. Location: Enter your address (we only show approximate location until booking)
  3. Details: Bedrooms, bathrooms, maximum guests, amenities
  4. Photos: Upload high-quality images (we recommend at least 5)
  5. Pricing: Set your nightly rate, cleaning fee, and discounts
  6. Availability: Block dates when you're not available

Regulated Cities

30-Night Minimum Required

In cities with strict short-term rental regulations, Roomeru enforces a 30-night minimum stay. This ensures full legal compliance without requiring you to obtain STR licenses.

Currently regulated cities include:

New York City, NY
San Francisco, CA
Los Angeles, CA
Santa Monica, CA
Boston, MA
Cambridge, MA
Washington, DC
Seattle, WA
Chicago, IL
Portland, OR

If your property is in one of these cities, the minimum stay is automatically set to 30 nights. You cannot accept shorter bookings.

Pricing Your Space

What you set:

  • Nightly rate: The base price per night
  • Cleaning fee: One-time fee to cover cleaning costs
  • Monthly discount: Percentage off for stays of 28+ nights
  • Minimum stay: 1 night or higher (30+ in regulated cities)

What we add:

  • Guest service fee: ~10-15% added to the guest total
  • Host service fee: ~3% deducted from your payout

Security deposits:

You can set a security deposit amount. This is collected from guests and refunded after checkout unless you file a damage claim with evidence.

Note for MA/NY/CA properties: Due to state deposit regulations, we may use alternative protection methods (card authorization holds or embedded coverage) for mid-term stays.

Getting Paid

Secure Payouts

We pay you after the guest checks out, based on your cancellation policy window. Funds are transferred directly to your connected bank account via Stripe.

Short stays (upfront payment):

  • Guest pays full amount at booking
  • Funds held until checkout + cancellation window
  • You receive 85% (after our 15% platform fee)

Mid-term stays (monthly billing in MA/NY/CA):

  • Guest pays first month at booking
  • Subsequent months charged automatically
  • Pay when collected: You receive payment after each successful charge
  • If a payment fails, we notify you and retry for 3 days

What you receive:

Your payout is the booking total minus the host service fee (~3%). For a $100/night booking over 10 nights:

  • Booking total: $1,000
  • Host service fee (3%): -$30
  • Your payout: $970

Managing Bookings

Booking types:

  • Instant Book: Guests book immediately without your approval
  • Request to Book: You review and approve each request

If you need to cancel:

Host cancellations result in a full refund to the guest. Avoid cancelling on guests—it hurts your reputation and may result in penalties for repeated cancellations.

Early termination (mid-term):

If a guest leaves early during a mid-term stay, they owe rent through their notice period (30 days). If you re-let the property before the notice period ends, their obligation stops at the re-let date.

You should:

  • Relist the property within 48 hours of vacancy
  • Accept qualified applicants at a reasonable rate
  • Record the re-let date in your dashboard so the guest's refund adjusts accordingly

Damage Claims

If a guest damages your property:

  1. Document everything: Take photos and videos
  2. File a claim: Go to Bookings → File Damage Claim within 7 days
  3. Itemize damages: List each item with cost estimates
  4. Upload evidence: Attach photos, receipts, or quotes
  5. Wait for review: We'll review and deduct from the security deposit

Important: Security deposits can only cover actual damages with documentation. They cannot be used as a penalty for early termination or cancellation.
